Next, we build your submission package. Lenders want tax returns, bank statements, profit-and-loss statements, a use-of-funds memo, and sometimes lease agreements or purchase orders. Incomplete packages sit in queues; complete packages move to underwriting immediately. We've seen incomplete applications add two weeks to a timeline that should have taken five days. Our job is to eliminate that waste.
Then we submit. Because we're a broker, not a lender, we maintain active relationships with dozens of institutions: traditional banks, credit unions, online lenders, SBA Preferred Lender Program participants, and specialty finance companies. We send your package to the three or four most likely to approve quickly, and we do it the same day. Parallel submission beats sequential submission every time.
Finally, we manage the back-and-forth. Underwriters ask for clarifications, request updated statements, or flag items in your credit profile. We answer those questions within hours, not days, because every delay compounds. When multiple lenders compete for your deal, we negotiate rate, term, and closing speed. The broker model gives you leverage a single-lender application never will.
